1. Information :
Welcome to your home away from home! Were thrilled to have you, and to make sure everyone enjoys their stay, here are a few house rules.
2. House Layout
This is a private unit with a private entrance, and a fenced front yard with a beautiful front porch for relaxing or entertaining. Living room/dining room and kitchen laid out in an open floor plan. Two bedrooms. A third bedroom has been furnished as a bonus office but upon request, it can be furnished as an extra bedroom. One bathroom, laundry area with stacked washer/dryer.

Located just minutes from Seattle's leading hospitals and medical centers, this property offers the perfect retreat for patients recovering from outpatient procedures, visiting medical professionals, or family members supporting loved ones. If needed to make your stay more comfortable, we are pleased to offer the following assistive medical devices at no cost. These items can be reserved in advance from our online Guest Store:

4. Are there any rules related to guests?
The following house rules apply for guests staying 30 days or less. Guests staying more than 30 days will be required to sign a month-to-month lease with more specific terms and conditions. If you are interested in a month-to-month lease, view our monthly rate and submit an application.
____ 1. Additional Locks. No additional locks or other similar devices shall be attached to any door or window without Host’s written consent.
____ 2. Heavy Items of Furniture. Guest shall not install a waterbed, pool table, or any other unusually heavy item of furniture without prior written permission from Host.
____ 3. Hazardous Materials. Guest shall not install or operate any machinery, refrigeration or heating devices or use or permit onto the Premises any flammable fluids or materials which may be hazardous to life or property.
____ 4. Hallways & Common Areas. Hallways and stairways shall not be obstructed or used for any purpose other than ingress and egress from the building. Children are not permitted to play in the common areas. Guest may not store any items in the hallways or common areas of the building.
____ 5. Appliances. Operation of electrical appliances or other devices which interfere with radio or television reception is not permitted.
____ 6. Moving of Furniture. Moving of furniture must be conducted at times permitted by Host.
____ 7. Mail/Deliveries. Guests are strictly prohibited from having packages or mail shipped or delivered to the Property during their tenancy. It is the Tenant’s responsibility to arrange for all deliveries to be sent to an alternative address (e.g. a local UPS Store or FedEx Office Center)
____ 8. Cooking Outside Premises. Guest may not barbeque or operate cooking equipment on porches or balconies.
____ 9. Plumbing. Guest shall not dispose of rubbish, rags, or other items which might clog toilets or sink drains into toilets or sink drains. Guest shall be responsible for costs to unclog toilets and sink drains that result from improper disposal of material waste during their stay on the premises.
____ 10. Signs. Guest shall not place any signs or advertisements on the windows or within the property or otherwise upon the property or upon any structure on the property.
____11. Garbage. Guest shall dispose of garbage by securely bagging or wrapping same and disposing of it in designated garbage containers or incinerators. Guest shall not allow garbage containers to overflow and shall see to it that garbage container lids are fully closed and secure at all times.
____12. Code Violations. Guest shall not interfere in any manner with the heating or lighting or other fixtures in the building nor run extension cords or electrical appliances in violation of the Building Code.
____13. Visitors. Host may bar individuals from the Premises and/or Guest’s Premises. All visitors and invitees of Guest shall observe all rules and regulations of the building. If these provisions are violated by visitors, they may be barred and/or arrested for criminal trespass, after they have received a barred notice and then have been placed on a barred list by Host. Violation of this rule are grounds for termination of your tenancy.
____14. Appliance Malfunctions. Host will repair any appliance malfunction; however, Host is not responsible for loss resulting from a malfunction of an appliance. Guest understands that appliances will malfunction occasionally and Guest must make every effort to report any malfunction.
____15. Lockout. If the Guest forgets the lock code or becomes locked out of the Premises, the Lessee will be charged $50.00 and $250 to regain entry. The Guest shall not be provided with keys to use the rear door as an entrance to the Premises. The Guest may use the rear door of the unit only for the purpose of taking out trash to the trash receptacles.
____16. Storage. Host provides no storage area on the premises.
____17. Laundry. Guest agrees to clean any lint filters and to keep the laundry area free of debris. Host shall not be liable for any personal injury or property damage arising from or relating to Guest’s use of any laundry facilities made available under this Lease.
____18. No Smoking. The Premises to be occupied by the Guest and members of the Guest’s household has been designated as a smoke-free living environment. The Guest and members of the Guest’s household shall not smoke tobacco or marijuana anywhere in the Premises, or in the building in which the Premises is a part, or in any of the common areas or adjoining grounds of the building or Premises, nor shall the Guest permit any guests or visitors under the control of the Guest to smoke tobacco or marijuana on the property.
____19. Marijuana Crop Prohibition. The Guest, Guest’s family or guests shall not sell or grow recreational or medical marijuana on the Premises or any part of the rental property.
____20. No Illegal Activity. The Guest shall and members of the Guest’s family shall not engage in drug-related activity at the rental premises, or allow anyone else on the Premises to engage in drug-related activity with the knowledge or consent of the Guest. "Drug-related activity" means that activity which constitutes a violation of chapter 69.41, 69.50, or 69.52 RCW.
____21. No Gang-related Activity. The Guest shall not engage in any gang-related activity at the premises, as defined in RCW 59.18.030, or allow another to engage in such activity at the premises, that endangers safety, health or property of other Guest’s residing in the rental property.
____22. No pets. No dogs, cats, or other animals shall be kept in the premises except with the Host’s prior consent, and subject to the conditions set forth in any such consent. No animals are permitted without a leash in any public areas of the premises.
____23. Prohibited Areas. With exception for accessing the purpose of taking out trash to the designated trash receptacles, the Guest is prohibited from accessing and using the rear of the Premises as this area has been designated for the exclusive use of the Guest in the Upper Unit under a separate lease agreement. However, the Guest under this lease is permitted to access use the area outside in the front of the Premises. Access and use of the basement is prohibited
___24. Absolutely no mail or packages are to be delivered to the home. We will not collect and give you packages.
5. Kitchen
Equipped with a refrigerator, washer/dryer, dishwasher, microwave, coffeemaker, blender, stainless steel cookware, dinnerware, flatware, and other essential kitchen supplies. Enjoy the collection of cookbooks available on the barn door bookshelf in the kitchen. More books for your enjoyment are located on the bookshelves by the back door. Reverse osmosis water filter is installed on the kitchen sink, please turn to cold water for filtered water no need to buy water bottles! To use the garbage disposal on the sink, simply press the button to the right of the faucet to turn it on.
The kitchen and bathroom will be stocked with complimentary consumables such as toiletries and personal care essentials, laundry and cleaning supplies, trash bags, condiments and snacks. These supplies will not be restocked during the stay.
6. Appliances
Heating is via radiant heating on the walls of each room, please use the control panel on each unit to turn the temperature up or down. The temperature in the living room can be controlled by the thermostat located on the wall behind the sofa. During colder months, the thermostat-controlled heater in the living room is usually sufficient to heat the entire unit.
Important: The wall heaters in the bedrooms and in the office must not be operated at the same time. If additional heat is needed, please only operate one two of the wall heaters in these rooms at the same time. The bedroom closest to the kitchen has a plug-in space heater which can be operated instead. Before checking out, please set the temperature back to 68 degrees in all spaces.
7. Garbage
Trash and recycling bins are next to the fridge in the kitchen, the compost bin can be found under the counter in the bottom cabinet to the right of the stove. Trash is picked up by the city on Wednesdays (recyclables) and Thursdays (compost & general trash). Waste receptacles for trash pick are located just outside the back door. It is important to follow the proper trash guidelines by placing the correct items in each bin. Place full garbage bags in the correct bin (blue = recyclables, green = compost, black = general trash). Please ensure your full garbage bags are placed in the receptacles outside by Tuesday night each week. Your host will ensure the trash receptacles are taken to the designated location for city trash collection.
8. Parking
Free one-car parking space on driveway, parking on street is also free.
9. Security
The exterior door has a keypad lock entry system. We will provide you with a 4-digit code that is only for you to use, please do not share this code with others..
When you arrive, the outer screen door will be unlocked. The main exterior door has a keypad lock entry system. We will provide you with a 4-digit code that is only for you to use, please do not share this code with others. To open the main door, enter your four-digit PIN code on the smart lock keypad. Once inside the property, feel free to lock the security door behind you (optional) and lock the main door. Please close the window and use the keypad to lock the main door when you leave the property. Please do not leave the screen door open when you leave. To avoid a lockout, when you exit the front or the rear of the property, close the screen door but leave it unlocked by ensuring the lock-switch on the doorknob is in the upright/vertical position.
