REFUND & CANCELLATION POLICY
(Short-Term & Mid-Term Stays)
Effective Date: January 1, 2026
This Refund & Cancellation Policy (“Policy”) applies to all reservations booked through this website and forms part of the binding agreement between the Guest (“Guest”) and the Host (“Host”).
By completing a reservation, Guest acknowledges and agrees to this Policy.
1. Definitions
- Short-Term Stay: Reservations fewer than 28 consecutive nights
- Mid-Term Stay: Reservations of 28 nights or longer
- Check-In Date: The scheduled arrival date shown on the reservation
- Prepayment: Any amount paid prior to check-in, including nightly charges, deposits, and required fees (excluding refundable security deposits unless otherwise stated)
2. Minimum Cancellation Requirement (All Stays)
All reservations are subject to a minimum 30-day cancellation notice.
This policy is intentionally structured to reflect the advance commitment required to reserve furnished accommodations.
3. Guest-Initiated Cancellation — Before Check-In
3.1 Cancellation 30 Days or More Before Check-In
If the Guest cancels 30 days or more prior to the scheduled check-in date:
- Guest will receive a refund of all prepaid lodging charges
- A $50 administrative cancellation fee will be deducted
- Any non-refundable third-party processing fees are excluded from refunds where applicable
3.2 Cancellation Fewer Than 30 Days Before Check-In
If the Guest cancels fewer than 30 days before check-in:
- No refund of prepaid lodging charges will be issued
- Cleaning fees may be refunded only if the stay is rebooked at Host’s discretion
- This applies to both short-term and mid-term reservations
4. No-Show Policy
If the Guest fails to arrive on the scheduled check-in date without prior written notice:
- The reservation is considered a no-show
- All prepaid amounts are forfeited
- The reservation will be canceled immediately
- Host has no obligation to rebook or refund
5. Guest-Initiated Cancellation — After Check-In (Early Termination)
5.1 Short-Term Stays
For short-term reservations, no refunds are issued once check-in has occurred, including for early departure.
5.2 Mid-Term Stays (28+ Nights)
For mid-term reservations:
- Guest remains financially responsible for:
- The first 30 nights, and
- Any additional nights required under the booking terms
- No refunds are provided for early termination unless:
- The Accommodation is successfully rebooked for the vacated period (at Host’s sole discretion), or
- Refund is required by law
6. Military Termination Exception
Guests who are active members of the United States Armed Forces may be eligible for a prorated refund if early termination is required due to official military orders.
- Guest must provide valid written documentation
- Refund eligibility is governed by applicable law and the Military Termination Clause in the Rental Agreement
- Administrative fees and documented costs may still apply
7. Extenuating Circumstances
In rare cases, Guests may request an exception due to extenuating circumstances, including but not limited to:
- Natural disasters
- Government travel restrictions
- Serious medical emergencies
- Death of an immediate family member
Review Process
- Requests must be submitted in writing
- Supporting documentation may be required
- Approval is at Host’s sole discretion unless otherwise required by law
Approval of an exception does not create a precedent for future reservations.
8. Refund Method & Processing Time
- Approved refunds are issued to the original method of payment
- Refunds are processed within 7–10 business days of approval
- Financial institutions may require additional time to post funds
- Currency exchange or processing fees are non-refundable
9. Non-Refundable Items
Unless required by law, the following are non-refundable:
- Cancellation fees
- Payment processing fees
- Monthly General Liability Insurance payment (for Mid-Term Guests only)
- Damage or rule-violation charges
- Costs associated with excessive cleaning, repairs, or replacements
- Nightly charges forfeited under this Policy
10. Travel Insurance Recommendation
Guests are strongly encouraged to purchase travel insurance that covers:
- Trip cancellation
- Early departure
- Medical emergencies
- Employment or military relocation
Lack of insurance does not modify this Policy.
11. Policy Enforcement & Modifications
- This Policy applies to the version accepted at the time of booking
- Host may modify this Policy for future reservations only
- Waiver of enforcement in one instance does not constitute a waiver in others
12. Acknowledgment
By completing a reservation, Guest acknowledges that they:
- Have read and understood this Refund & Cancellation Policy
- Accept the financial obligations outlined herein
- Understand that cancellations within 30 days of check-in are non-refundable
Guest will be prompted to check the box to acknowledge the statement below before completing a booking:
